It's built for homeowners who want a professional set of eyes on the property regularly — and for owners of rentals and vacant properties who can't be there themselves.
Every visit covers the same systematic checklist, so nothing gets skipped and every report reads like the last one. If we spot something small — a dripping faucet, a sticking door — we fix it on the spot where practical. If it's bigger, you get a straight written recommendation, not a surprise invoice.

Grunch Basic runs on a 12-month commitment so we can hold your monthly spot and lock your rate. Add Community Hero Credits (+$20/month) if you're a firefighter, police officer, first responder, senior 55+, or military member. Cancel-for-convenience isn't offered during the term — but you can transfer the plan if you sell the property.
